It's Official...

After 6 months of lazily looking for a home - we are officially on the house hunt. The owner of our condo has decided to sell, thus lighting a fire under us. Any advice from the blogging world is very welcome concerning things you wish you would have known, things you would have done differently, etc. What an adventure! Updates to follow...

Get your loan through the Utah Housing Association...they offer a "first time home buyer" loan that is AWESOME (it's how we bought our condo)! You can get a reduced interest rate and down payment assistance if necessary among other thing. Let us know if you have questions but I would highly suggest you look into it.

Also, Realtors are a waste of time and unnecessary (in my opinion).

Your REALTOR friend from California thinks that Real Estate Agents are totally worth it ;) Unless you are buying a brand new home (then they are worthless). It could be different in you area but in general buyers agents don't technically "cost" you anything (sellers pay the fees) so for the security of someone reviewing the contract and looking out for your best interest (vs. using the selling agent the seller has hired) it is worth it. On the flip side - get a good agent, there are lots of lameos out there so just pick one you trust and that will work hard for you - that's our job!!!

Congrats on making the step - and interest rates were reduced today - that should make your loan way cheaper - way to time the market ;) Good luck!

I'm sure you can get a deal on a foreclosure and cut a realtor out altogether if you need to. Heaven knows there's plenty of foreclosures out there right now, and rates are awesome.

So I see that you are looking for a place. I am so excited for you. So here's my advice we tried the whole no realtor but next time we buy we are defiently getting one. They get to do all the grunt work. Just tell them exactly what your looking for and make them search also they are alot better at getting the other realtor to go down on the price, just find someone you like and trust. Also make sure you have enough room for anymore kids your going to have. We love our condo but now were trying to find a house since were expecting another one and were getting really crowded. Also be careful of assosications and melrose. I would even suggest talking to some of the neighbors and find out the truth about the neighborhood. If you need anymore help let me know. Don't buy from Holmes Homes, they got more of our options wrong than right. Impressive. Also, if you're looking for a mortgage agent, I'd recommend Kevin Horrocks from Olympus Funding, 619-3619. He bent over backward for us and helped us out a lot. I have a good friend who's a real estate agent, also. Let me know if you're interested.
